Initial Phone Call

 The initial phone call is typically 30 minutes. This helps us understand your real 

estate needs and make sure we are the best fit for your timeline and expectations.

Meet At Your Home or Virtual Conservation

  We like to meet in person with you at your home when appropriate. Or we have the capability to do a virtual walk thru of your home as well. It is only by walking through the property that we can offer the best recommendations for you.  Some items we like to discuss with our sellers include:

  • Create a plan of action based on our conversation, to best meet your goals

Prepare your home for sale

  Our listing team is ready to assist with preparing your home for sale. 

Depending on the amount of work needed, we typically are able to prep your home for sale in 2-3 weeks.  One of our team's key points of difference is that we help coordinate all of the work with the vendors of your choice or per our recommendation, and can select all of the colors, finishings, etc,  We are your project coordinators to complete the job. 

Our clients find great value in our "hand us the keys and walk away" approach.

Some of our listing team responsibilities include:

  • Discuss a budget for you
  • We look at your homes price position "as is" and "as staged" 
  • Meet with vendors/contractors for bids & quotes. 
  • Collect all bids for your review and approval
  • Create a listing prep calendar so you know what is happening at all times
  • Coordinate the work being completed. Daily updates are provided, so you stay informed about the progress
  • Ensure the home is ready to go to market on time
  • Bring out the best in your home to get you the most money! 

Disclosures

Florida law requires sellers and their Realtors to disclose material information to the buyer.  Failure to do so could create significant liability to the seller.  Our team will sit with you and review all disclosures to ensure they are properly completed.

Showing the Property


We show the property through syndicated websites like Realtor.com, Trulia, Zillow and Hotpads.  We also hold Open Houses, Brokers Preview, and private showings. 

All of our team members are well informed of the home, and will speak intelligently on the highlights and features to incite interest and enthusiasm for the property.

If for any reason, a prospective buyer's Realtor is not able to show the home, we will gladly show your house on their behalf.  


Keeping You Informed Along the Way


Throughout the home preparation and selling phases, we keep you well informed of our all of our marketing efforts, buyer activity, market activity (when properties in the neighborhood have sold), disclosure requests, and the number of potential offers.

Offer Review Process 


It is typical, in our market, to have a time & date of acceptance.  The offer & terms are outlined for you.  We walk through the offer with you and explain each clause so that you understand what the transaction looks like along the way.   Our goals are your goals and we want you to be happy with the outcome.  


Escrow 


Escrow is the period from when the offer is accepted and negotiations are complete until the transaction closes.  


Important Timelines: 

  • Buyer's deposit has been received by the title agency
  • Buyer's loan application has been made
  • Buyer has requested and paid for the real estate appraisal 
  • Contingency period has expired.  
  • Bank provides loan commitment
  • Closing Disclosure has been received
  • Closing Day


             Your funds are received!  Keys are transferred
